Frequently Asked Questions

How fast is your response time?

We guarantee a 60-minute on-site response to emergencies across our service area, 24/7.

Do you work with my insurance company?

Yes. We coordinate directly with your adjuster, document all damage, and handle direct billing.

Are you certified?

We are an IICRC Certified Firm (#70262850), EPA Lead-Safe Certified, and a WA registered contractor (MASTERL742KK).

What areas do you serve?

All of Snohomish & King Counties, WA — see our service area pages for your city.

Do you handle reconstruction too?

Yes. We are a licensed general contractor and rebuild your property from framing to finish after mitigation.

Am I required to use the restoration company my insurance recommends?

No. You have the legal right to hire any licensed and insured restoration company you trust. Insurance-preferred vendors work for the insurer — we work for you, and we follow IICRC industry standards throughout your restoration.

Do I have to wait for the adjuster before cleanup starts?

No. Your policy requires you to mitigate further damage. We begin emergency water extraction, drying, or board-up immediately and document everything with photos and moisture logs for your adjuster.

What's the difference between sudden damage and gradual damage for insurance purposes?

Sudden, accidental damage — burst pipes, appliance failures, storms, fire — is typically covered. Gradual damage from long-term leaks, deferred maintenance, or wear and tear is usually excluded, and mold coverage often requires it to result directly from a covered sudden loss.

How does my insurance deductible work?

Your deductible is the amount you pay out of pocket toward the total repair cost. For example, on a $12,000 estimate with a $1,000 deductible, your insurer pays $11,000 and you pay the remaining $1,000 to the restoration contractor.

What if the adjuster's estimate is lower than the actual repair cost?

This is common — initial estimates often miss hidden damage behind walls or under flooring. We submit detailed photo documentation, moisture readings, and a line-item supplement to negotiate the additional scope needed to properly restore your home.

What are ACV and RCV, and how do the two insurance payments work?

Most policies pay Replacement Cost Value (RCV) claims in two checks: an upfront Actual Cash Value (ACV) payment after depreciation and your deductible, followed by a second Recoverable Depreciation check once we complete the work and submit final invoices.

What if my home is uninhabitable during restoration?

If damage makes your home unsafe to live in, your policy's Loss of Use or Additional Living Expenses (ALE) coverage can pay for temporary housing, hotel stays, and other extra costs. Keep all receipts for reimbursement.
